日本買房稅務大全

日本買房稅 務時常搞不懂? 台灣人到日本買房已然成為房地產投資的顯學之一,由於日本買房成本較低、文化親近、交通時間與時區優勢等,吸引許多人前往日本置產。在日本買房經常被提到的就是複雜的各項費用與稅費,經常會提到許多房地產人士提到日本房產的持有成本較高,需要繳納多項日本稅目及日本房產的管理費及保險費等,認為日本買房似乎並不容易。但其實因日本的房地產制度相當成熟並且透明化,我們可以在購入日本不動產之前詳細計算所有的支出費用,更有相當多具有經驗的日本房產仲介進入台灣或香港等兩岸三地的海外房產市場,有意願購買者可以輕鬆找到許多可靠的品牌(如信義房屋、東京都心、WACLASS等),幾乎不必擔心買房安全風險或詐騙考量。

▶ 購入不動產時有這些稅

✦ 仲介手数料

由於日本的不動產買賣制度已經非常成熟,透過合格的仲介來協助買賣日本房屋的流程十分重要,支付相應的仲介費用也是必須負擔的支出。在日本買房千萬不要貪小便宜,如果今天聽到某個不知名業者跟你說可以不用支付仲介費,那麼反而要留心對方是否以非法的方式進行房屋買賣,務必避開。仲介費用一般為購買物件的3%+6萬日幣+消費稅,不建議進行仲介費用的議價,因為好的仲介公司可以幫忙打點很多在日本擁有資產的潛規則,讓購買者可以降低風險並節省時間成本。

✦ 司法書士手数料

司法書士手續費基本上等同於台灣的代書費用,需要有政府頒發合格證照的人員協助買賣房產過戶的文件確認,也是無法避免的費用。根據不同的事務所規模與可靠性,費用不一,根據過往的經驗大約含消費稅約10-20萬日幣不等,偶爾也有見到低於10萬日幣的司法書士費用,但可靠性與風險性需要自行拿捏,切莫因小失大。

✦ 印紙代

這個是經常見到的印花稅,印花稅的相關費用是繳納給政府的,印紙代作為日本買房時候必須負擔的費用,會依據不動產買賣的合約,上面所寫定的金額來計算稅務金額。相關的稅務截至2022年07月最新資料如下,網路上許多關於日本房地產印紙代相關稅率資料並沒有即時更新,在計算實際費用時可能會有所出入,務必確認清楚,才可以獲得準確的投資報酬與資金管理。買賣合約上標示的金額(購買金額)優惠稅額標準稅額10萬日圓以下免稅免稅10萬日圓~50萬日圓200日圓400日圓50萬日圓~100萬日圓500日圓1,000日圓100萬日圓~500萬日圓1,000日圓2,000日圓500萬日圓~1,000萬日圓5,000日圓1萬日圓1,000萬日圓~5,000萬日圓1萬日圓2萬日圓5,000萬日圓~1億日圓3萬日圓6萬日圓1億日圓~5億日圓6萬日圓10萬日圓5億日圓~10億日圓16萬日圓20萬日圓10億日圓~50億日圓32萬日圓40萬日圓50億日圓以上48萬日圓60萬日圓

✦ 登錄免許稅

在日本購買房地產的時候進行相關的登記與手續,登陸免許稅的費用主要是依託於此,登陸免許稅的費用計算方式都是基於政府進行的估價,費用通常低於實際市價許多,購買新房時的所有權保存登記稅率為0.4%;購買中古屋的所有權移轉登記費用稅率為2%。土地所有權的移轉登記稅率為2%(政策優惠:令和5年(2023)3月31日相關稅率降低至1.5%)。並且如果房產是自用的話,在登陸免許稅的部分有提供各式各樣的優惠減稅:例如自用房產面積超過50㎡以上以及抗震與結構條件符合標準,新房稅率減至0.15%,取得低碳建築的新房稅率減至0.1%;中古屋稅率則降低為0.3%等。順帶一堤,有抵押貸款的投資者需要進行抵當權登記。抵當權登記的登錄免許稅稅率為0.4%, 如果符合前述所講相關優惠條件稅率將減至0.1%。需要留意的是建物和土地的費用與適用稅率不同,因此在購買房產時必須確認個別的面積以及交易時的建築態樣,來評估購買相關不動產的實際費用。

✦ 不動產取得稅

日本的不動產取得稅是購買或透過任何方式取得不動產時,必須要繳納給日本政府的稅費,通常會在取得房產之後的數個月至半年期間被通知繳納。當海外投人士投資日本房產,需要向不動產所在地點的地方政府繳納一次性的不動產取得稅。不動產價值評估由日本地方政府相關單位負責,固定評價證明書可從該房產所在地的都税事務所取得。目前來說,土地和自用住宅的稅率是3%, 而非自用房產的稅率是4%。簡單來說,不動產取得稅額的計算公式如下:(政府認定房產估價-該當免稅額)x稅率。

▶ 持有不動產時要繳的稅 (*特別注意)

✦ 固都稅(固定資產稅+都市計畫稅)

固定資產稅

在日本持有房地產的人需要依照固定資產(土地+房產)的政府估價繳納固定資產稅,通常稅率是1.4%,繳納的固定資產稅為固定資產估價*1.4%。在住宅的部分經常見到的特殊項目是「小規模住宅用地」(小於200平方米的住宅用地),小規模住宅用地的計稅基礎是估價的1/6,如果是一般的住宅用地則會被分類為「一般住宅用地」,計稅基礎則是估價的1/3。日本地方政府每三年會進行一次固定資產的價值評估,通常政府評估價值大約是市值的50%-80%,實際依照固定資產的面積大小與屋齡以及建築態樣而有所價,每年的納稅通知書上可以看到政府的估值金額。

都市計畫稅

如果持有的房地產位在日本的「都市計畫地區」,那麼就需要繳交都市計畫稅。所謂「都市計畫地區」通常是指城市區域,地方政府會訂定不同的地方稅率,但依法不會超過0.3%,換言之通常稅額為不動產(土地+房產)估價*0.3%

✦ 修繕積立金

修繕積立金類似其他國家的「公共基金」,通常由大樓的管理委員會每月向房屋擁有者收取。修繕積立金作為管理委員會的重要營運資金,也經常使用在大樓整體或大型營建項目的花費使用,例如清洗整修大樓外牆、外壁磁磚補強等工程項目,在購買新建案時通常會先預收一筆修繕積立金,老建築的修繕積立金則會因為破舊程度以及需要維持外觀與安全性而有所上升。

✦ 管理費(共益費)

一般日本社區的基本管理費包含社區雇用的物業管理(管理員、清潔工、景觀美化、電梯維護或相關服務)、公共設施水電費等,費用依照社區型態與奢華程度有所不同。

✦ 房租-所得稅

如果購買日本房地產的用途是作為出租使用,房東必須為每年的房租收入依法申報所得稅,日本所得稅具有預扣制度,被稱為【源泉徵收】,實際的所得費用扣除相關費用(例如維修費、管理費、火災保險費等) 計算後,如果不足基本門檻的20萬日圓,房東基本上無須資賦相關所得稅。另外如果租客對象是法人的話,會先被預扣20.42%的租金作為源泉徵收,最後依照年度申報的實際稅務費用進行退稅或追繳。日本國稅廳提供所得稅試算:點我前往請注意, 在租客是法人或非作居住同用途的情況下, 20.42%的租金將會先被扣除作為源泉徵收交給稅務署。其中一部分或全部稅款可以透過年度申報退回。

✦ 物業管理(房屋代管費)

如果你在當地沒有人替你打理日本的不動產,也已透過專業的物業管理業者協助包含與租客的溝通、打掃、維護以及協助申報稅金等各式服務,在日本進行物業管理的業者形形色色,建議不要被語言隔閡,尋找有品牌和實際成果的業者較為安全,否則面對許多難以處理的房產瑣事,作為海外房東的時間與金錢成本非常高。一般來說在日本當地的物業管理的相關收費大約是每月租金的5%加少許的消費稅,實際收費會依照各公司的服務項目與專業度不同而有所差異。

▶ 轉出不動產時要繳的相關稅目

✦ 仲介手数料 / 司法書士手数料

仲介手續費與司法書士手續費和購買不動產時一樣,建議大家一定要透過合法合格的仲介公司來進行房產買賣。

✦登錄免許稅 / 印紙代

登錄免許稅及印紙代的相關費用與稅務級距可以參考購買日本房產時的前述資料。

✦ 讓渡所得稅

如果成功出售日本房產有所收益,就必須繳納所得稅,再出售日本房地產時須繳納相關的所得稅,這部分的讓渡所得稅不僅僅依照一般的所得稅率進行計算,也會根據持有房產的時間來制定不同稅率,不同的是非居住在日本的海外房產擁有者毋須再就同樣的收入繳納住民稅。持有房產5年內:稅率為30.63%
持有房產5年至10年:稅率為15.315%
持有房產10年以上:價格為6千萬日圓以下的房產稅率為10.21%;價格為6千萬日圓以上的房產稅率為15.315%。*如果是自用住宅可擁有3,000萬日圓的「特別讓渡所得免稅額」。

One of the easiest ways you can support local businesses is to shop for local produce when buying souvenirs. Shibuya Sky

I think anyone who has visited Tokyo knows that Shibuya is located on the Yamanote Line and has the largest cross-section of Japanese population in a single day. It is a region combining young pop culture, food and fashion. Here, you can fully feel what is changing with each passing day and the changing times. Even the landmarks representing Shibuya have gradually begun to change. This time, I will not introduce the Hachiko, a familiar dog, but Shibuya Scramble Square, which officially opened last November.
   The completion of Shibuya Scramble Square led to a new wave of observatory typhoons. Why do you say that? Shibuya sky is an observatory created through the use of space, the combination of sound, light, sound, and the presentation of art and culture. Between 14F and 45F, there is a special "Emotional Opening Road", so that everyone can open their senses and experience everything you see. It is also divided into three spaces, Leading Line, Sensing Hall, and Transition Pod. Where is Yanesen - Nippori Area

Nippori or more correctly Nishi-Nippori is a neighbourhood of Arakawa Ward in the east of Tokyo. Nippori is criss-crossed by various railways including the Yamanote Line, the Keisei Line and the Joban Line with both Nishi-Nippori, Nippori and Mikawashima Stations in the area.

Apart from being a major transport hub (Nishi Nippori Station being the terminus of the Keisei Skyliner to Narita Airport), the area contains one of the last places in the capital from which Mt. Fuji can be seen without scaling a tall building. From Nippori Fujimizaka (Nippori Fuji Viewing Slope) a ‘Diamond Fuji’ can be seen twice a year on the 30th of January and the 11th of October. Diamond Fuji is when the sun rises directly above the peak of the mountain. 2013 may mark the last year that Fuji is visible as a major construction programme in nearby Shinjuku is predicted to obstruct the view.

Yanaka is one of the few districts in Tokyo where the shitamachi atmosphere, an old town ambience reminiscent of Tokyo from past decades, still survives. Throughout the district, there is an air of nostalgia and a rustic charm. It is within walking distance of Ueno Park, and offers a sightseeing opportunity different from the metropolitan city feel of other parts of Tokyo.

Marunouchi is the strip of land facing the Imperial Palace between Hibiya and Ōtemachi. It is considered as the most prestigious place for companies to have their headquarters (along with Ōtemachi). The two former zaibatsu, Mitsubishi and Mitsui, account for a considerable part of the offices in the neighbourhood.

In April 2010 the Mitsubishi Ichigokan Museum was inaugurated in great pomp. This fine art museum is based on the Maurice Joyant collection, a group of over 200 works by Henri Toulouse-Lautrec. It is housed in a faithful recreation of the Meiji era edifice of the same name (一号館 "Ichigokan", meaning "No 1 Hall"). It was the first European-style office building in the neighbourhood, completed in 1894 and designed by British architect Josiah Conder in the Queen Anne style. The original building was torn down in 1968.

Marunouchi is expensive. The Japanese talk about "Marunouchi price"  in reference to overpriced shops and restaurants. To experience this, take a stroll to the much celebrated 179m tall Marunouchi Building ( "Maru Biru", completed in 2004), or the 197m high New Marunouchi Building ("Shin Maru Biru", inaugurated in 2007). The sister towers are side by side, just opposite Tokyo Station. They boast an alluring array of boutiques and fine restaurants on their 6 and 7 lower levels, respectively. The Maru Biru has a branch of Maruzen bookshop (with books in English) on the 5th floor and one of Meidi-ya (imported luxury food products) in the basement. It also has restaurants on its 36th and 37th floors with splendid views on the Imperial Palace, Ginza and Nihombashi.

Shibuya is one of the twenty-three city wards of Tokyo

but often refers to just the popular shopping and entertainment area found around Shibuya Station. In this regard, Shibuya is one of Tokyo's most colorful and busy districts, packed with shopping, dining and nightclubs serving swarms of visitors that come to the district everyday.Shibuya is a center for youth fashion and culture, and its streets are the birthplace to many of Japan's fashion and entertainment trends. Over a dozen major department store branches can be found around the area catering to all types of shoppers. Most of the area's large department and fashion stores belong to either Tokyu or Seibu, two competing corporations.

A prominent landmark of Shibuya is the large intersection in front of the station's Hachiko Exit. The intersection is heavily decorated by neon advertisements and giant video screens and gets flooded by pedestrians each time the crossing light turns green, making it a popular photo and movie filming spot.

Shibuya Station and surroundings are undergoing major redevelopment over the coming years. On the east side of the station, a new large culture, shopping and office complex, the Shibuya Hikarie, opened in spring 2012. A year later, the Tokyu Toyoko Line platforms were moved underground, enabling through-traffic with the Fukutoshin Subway Line.

Furthermore, a major redevelopment of the Shibuya Station building is now underway, including the construction of a new, 230 meter tall skyscraper to be completed by around 2020 and the move of the platforms of the JR Saikyo Line next to the platforms of the JR Yamanote Line. In addition, the pedestrian plaza on the west side of the station will be enlarged and made more pedestrian friendly in combination with a rearrangement of the bus and taxi stops. The entire project is scheduled for completion around 2027.

Every year from late March to early April, the green road is dyed in pale pink, making it a popular cherry blossom viewing spot.

During the cherry blossom festival, the cherry blossoms on the Chidorigafuchi Green Road are illuminated at night, and the shadows of the flowers reflected in the moat are also popular.
You can also enjoy cherry blossom viewing from the boat that is open at night.
